A quick recap of the Brevard County Single Family Homes for July 2026:

  • Closed Sales are up 4.1% for July 2026 in which the number of units closed was 943 compared to 906 in July 2025, with an increase in cash sales of 19.6%.
  • New Pending Sales are down -0.2% and New Listings are down -6.8%.
  • The Median Sales Price for Brevard County Single Family Homes is 0.0% to $380,000 compared to a year ago, which was $380,000.
  • Months' Supply of Inventory is down -23.9% to 3.5 months, a decrease from 4.6 months in July 2025.
  • Traditional Sales are up 2.2% with a median sales price of $382,500.
  • Foreclosure/REO Sales are up 500.0% with 18 closed sales and a median sales price of $201,000.
  • Short Sale Closings are up 200.0% with 3 closed sales and a median sales price of $255,000.

What this means: In July 2026, the Brevard County Single Family Housing market remained relatively stable, with more homes selling than during the same time last year and an increase in cash purchases. Buyer demand was largely steady, while fewer new listings entered the market, giving buyers somewhat fewer options. Home values held steady, with the median sales price remaining unchanged from a year ago. Inventory also declined, creating a tighter market and favorable conditions for sellers. Traditional sales continued to make up the majority of transactions, while foreclosure and short sale activity remained a very small portion of the overall market despite increases in those categories.

  • Closed Sales are up 13.5% for July 2026 in which the number of units closed was 227 compared to 200 in July 2025, with an increase in cash sales of 22.4%.
  • New Pending Sales are up 22.8% and New Listings are down -3.5%.
  • The Median Sales Price for Brevard County Townhouses/Condos is up 4.9% to $299,000 compared to a year ago, which was $285,000.
  • Months' Supply of Inventory is down -26.2% to 6.2 months, a decrease from 8.4 months in July 2025.
  • Traditional Sales are up 10.1% with a median sales price of $299,000.
  • Foreclosure/REO Sales are N/A with 5 closed sales and a median sales price of $274,000.
  • Short Sale Closings are up 200.0% with 3 closed sales and a median sales price of $368,000.

What this means: In July 2026, the Brevard County Townhouse/Condo market showed continued strength, with more homes selling and more properties going under contract than during the same time last year. Cash purchases also increased, while fewer new listings entered the market, giving buyers fewer options. Home values continued to rise, with the median sales price increasing compared to the previous year. Inventory levels also declined, creating a tighter market and more favorable conditions for sellers. Traditional sales remained the primary driver of the market, while foreclosure and short sale activity represented only a small share of overall sales despite increases in those categories.
