In compliance with the National Association of REALTORS® policy update announced on March 25, 2025 and required to be implemented by September 30, 2025, the Space Coast MLS is introducing Multiple Listing Options for Sellers.
Following NAR’s commitment to expanding consumer choice, Space Coast MLS rules have been updated to give sellers more control over how their property is marketed—while maintaining the transparency and cooperation that define the MLS system.
MLS Rule Changes – Effective September 30, 2025
Below are mandatory MLS changes from the National Association of Realtors® as well as local rule changes that have been adopted to Space Coast MLS Rules and Regulations. These changes will take effect September 30, 2025

A brief description of the changes to the MLS Rules and Regulations is provided below along with established fines for non-compliance to the mandatory MLS changes.
Modified Coming Soon Status 1.2.3:
- Coming Soon listings will no longer be displayed via IDX or Realtor.com.
- Space Coast MLS members will retain exclusive access to Coming Soon listings within the MLS, giving you a competitive edge by viewing new inventory before it reaches the public.
- These listings will still be available to send out through your subscriptions and portal.
Section 1.3 is being renamed from Exempt Listings to Multiple Listing Options for Sellers.
What's new within Section 1.3?
- Permanent Exclusion is deleted and renamed to Office Exclusive.
- Delayed Marketing is added. This is an option that will be included on the Broker Distribution tab on the Add/Edit listing screen with a listing in ACTIVE Status.
What's staying the same within Section 1.3?
- Temporary Exclusion remains an option in Space Coast MLS.

- This all in one from replaces the Coming Soon Authorization Addendum, the Permanent and Temporary Exclusion Forms.
- It streamlines the listing process and ensures proper documentation for all seller-directed marketing choices.

Reminder: Fines and Compliance
All fines remain unchanged and can be found in Sections 22.7, 22.8, 22.9, and 22.9.1.
Why this matters:
- Entering a listing as Active in the MLS provides the broadest and most immediate exposure to buyers, real estate professionals, and public-facing platforms.
- Sellers may also elect limited marketing options, which restrict exposure but can offer flexibility depending on circumstances.
