Recently, the National Association of REALTORS® provided additional clarification regarding “Coming Soon” listings.

One of the most important takeaways is this:
“Coming Soon” is not a nationally defined MLS status, it is recognized as a marketing strategy. However, the Space Coast MLS does offer “Coming Soon” as a defined status under our local rules.

Compliance is not determined by the label “Coming Soon,” but by:
- Your listing agreement
- Your marketing activity
- Space Coast MLS Rules and Regulations

It is also important to remember: Clear Cooperation is triggered by public marketing of a property when a listing agreement is in place.

The Space Coast MLS provides a structured system that allows you to:

Your Listing Options in Space Coast MLS
Here’s how to professionally navigate those choices:

1. Standard MLS Entry (Within 5 Business Days)
Listings must be entered into the MLS within five business days of the effective listing agreement.
This allows time to:
- Prepare the home
- Coordinate marketing
- Ensure data accuracy and professionalism prior to launch
.
2. Temporary Exclusion
Used when a property is not yet ready for the market.
- Seller temporarily waives MLS exposure
- No public marketing is permitted
- Listing must be entered into the MLS as either Coming Soon or Active status by the agreed-upon date
- Multiple Listing Options for Sellers Form is required
If public marketing occurs, the listing must be submitted to the MLS within one business day.

3. Permanent Exclusion (Office Exclusive)
For sellers who require privacy.
- Property is not entered into the MLS
- No public marketing is permitted
- Multiple Listing Options for Sellers Form is required
If public marketing occurs, the listing must be submitted to the MLS within one business day.

4. Coming Soon Status
A powerful pre-marketing tool within the Space Coast MLS.
- Entered into the MLS within five business days
- Visible to REALTORS® and participants in Space Coast MLS and Coast 2 Coast Data Share
- Not syndicated to public websites
- No showings permitted during this period
- Automatically transitions to Active within a defined timeframe (maximum of 21 days)
- Multiple Listing Options for Sellers Form is required
This status fully aligns with the Clear Cooperation Policy.

5. Delayed Internet Marketing (DIM)
One of the most strategic marketing options available.
- Listing is Active in the MLS
- Fully available for cooperation within Space Coast MLS and Coast 2 Coast Data Share
- Not displayed on IDX or third-party websites
- Marketing exposure is controlled based on seller direction
- Multiple Listing Options for Sellers Form is required
Delayed Internet Marketing fully aligns with the Clear Cooperation Policy.
