As your Association and MLS, our role is to ensure you have both the clarity and the tools needed to serve your clients at the highest level, while remaining fully compliant with the MLS Rules and Regulations and Code of Ethics.
.
Recently, the National Association of REALTORS provided additional clarification around "Coming Soon" listings. One of the most important takeaways is this:
"Coming Soon" is not a nationally defined MLS status. It is recognized as a marketing strategy. However, Your Space Coast MLS does offer "Coming Soon" as a defined status under our local rules.
.
Compliance is not determined by the label "Coming Soon" but by:
- Your listing agreement
- Your marketing activity
- Space Coast MLS Rules and Regulations
.
Clear Cooperation is triggered by public marketing of a property where a listing agreement is in place.
.
What this means for you and your Sellers:
One of the most important things to remember: Your seller has choices and you have the tools to guide them.
.
Space Coast MLS has built a system that allows you to:
- Remain compliant
- Cooperate with other REALTORS and Real Estate Professionals
- Still execute the marketing strategy your seller has hired you to deliver
.
Through our Multiple Listing Options for Sellers Certification Form, sellers can make informed decisions about how their property is marketed, understanding both the benefits of MLS exposure and the risks of limiting exposure.
.
Your Listing Options in Space Coast MLS: Here is how you can professionally navigate those choices:
