The Board of Directors recently approved changes to our MLS Rules and Regulations and Unlicensed Assistant Access. We strongly suggest you take the time to read and become familiar with the changes.
Changes to the MLS Rules and Regulations: strike-through is to be removed, and underlined is the new language.
MLS Rules & Regulation Changes:
Changes to Section 1.21b Waterfront
A waterfront property shall be those classified by the Brevard County Property Appraiser Codes as noted: 110- Riverfront, 120- Oceanfront, 130- Canal, 142- Lake.
A waterfront property must be a property that fronts or abuts a body of water. Waterfront types include: Banana River, Canal Non-Navigation, Canal Navigational to Banana River, Canal Navigational to Indian River, Crane Creek, Creek, Eau Gallie River, Grand Canal, Honeymoon Lake, Indian River, Lake Poinsett, Lake/Pond, Ocean Front, Turkey Creek, Sykes Creek, St Johns River, Lake Washington, River.
Changes to Article 4: Participation; Subscribers
Subscribers: Subscribers (or users) of the MLS include non-principal brokers, sales associates, and licensed and certified appraisers affiliated with Participants. (Subscribers also include affiliated unlicensed administrative and clerical staff and personal assistants). A Subscriber may only have two assistants with free MLS access.

Unlicensed Assistant Access:
The Space Coast Association of REALTORS offers Unlicensed Assistant Access to our Members, Brokers and Agents (upon Broker approval), to help assist with daily job functions.
An Unlicensed Assistant is defined as support staff for a real estate corporation or other licensed individual. Click here to view a list of permissible activities for an Unlicensed Assistant.
Starting with the 2024 First Quarter Billing, which takes place November 15, 2023 and will be due December 14, 2023, Unlicensed Assistants will be assessed an Unlicensed Assistant Access Fee of $25.00 a quarter to be billed during the same billing period as MLS Fees.
This fee will be billed to the Unlicensed Assistant, invoices are sent electronically to the email on file, on the 15th of the month and due on the 14th of the following month, late fees are then assessed on the 15th. Accounts with an open invoice on the 1st of the month will be suspended, if payment is not made by the 14th of that month the account will be terminated
Unlicensed Assistant accounts that have been terminated will be assessed a $50 reinstatement fee and will need to complete a new application to make the account active and regain MLS access.
Fees are non-refundable and not transferable.

Types of Unlicensed Assistant Access:
- Full Company Access (access to all listings owned by this office and any branch office) – May change any agent’s listings, access all MLS products, and access/change Forms for the entire company.
- Single Office Access (access to all listings owned by this office) – May change any agent’s listings, access all MLS products, and access/change Forms for the listed Brokerage Office.
- Agent Assistant (access to only one agent’s listings) – May change the assigned agent’s listings, access all MLS products, and access/change Forms for the assigned Agent.

Unlicensed Assistants are able to subscribe to the Supra eKEY program (with Broker approval). The eKEY must be set up to issue a CBS code, sign the Assistant eKEY Agreement, and may only access lockboxes owned by the Brokerage which they are an Unlicensed Assistant for. Unlicensed Assistants are responsible for paying the Supra eKEY fees (activation/reactivation fee and recurring monthly fee) and any violation of the MLS Rules and Regulations and eKEY Rules and Regulations for Unlicensed Assistants can result in permanent revocation of the Assistant's eKEY privileges and issued a fine pursuant to the MLS Rules and Regulations, to the Broker.
