Palm Shores, FL -- December, Q4 and Annual 2023 Brevard County housing statistics report for Single-Family homes and Townhouses/Condos provided by Space Coast Association of REALTORS®, the voice for real estate in Brevard County.

A quick recap of the Brevard County Residential Report for December 2023:

  • Closed Sales are down -19.5% for December 2023 in which the number of units closed was 669 compared to 831 in December 2022, with a decrease in cash sales of -9.7%.
  • New Pending Sales are down -13.0% and New Listings are up 8.4%.
  • The Median Sales Price for Brevard Single Family homes is up 5.0% to $370,000 compared to a year ago, which was $352,540.
  • Months' Supply of Inventory is up 39.1% to 3.2 months, an increase from 2.3 months in December 2022.
  • Traditional Sales are down -19.4% with a median sales price of $370,000.
  • Foreclosure/REO Sales are up 100% with 2 closed sales and a median sales price of $263,750.
  • Short Sale Closings down -100% with 0 closed sales and a median sales price of (no sales.)

A quick recap of the Brevard County Townhouses/Condos for December 2023:

  • Closed Sales are down -25.4% for December 2023 in which the number of units closed was 159 compared to 213 in December 2022, with an decrease in cash sales of -25.4%.
  • New Pending Sales are down -5.5% and New Listings are down -15.3%.
  • The Median Sales Price for Brevard Single Family homes is down -4.0% to $291,000 compared to a year ago, which was $303,000.
  • Months' Supply of Inventory is up 81.5% to 4.9 months, an increase from 2.7 months in December 2022.
  • Traditional Sales are down -25.0% with a median sales price of $291,000.

  • The Median Sales Price for Brevard Single Family homes is up 2.0% to $365,000 compared to a year ago, which was $357,813.
  • Months' Supply of Inventory is up 39.1% to 3.2 months, an increase from 2.3 months in Q4 2022.
  • Traditional Sales are down -5.8% with a median sales price of $365,000.
  • Foreclosure/REO Sales are 25.0% with 10 closed sales and a median sales price of $271,000.
  • Short Sale Closings are down -75.0% with 1 closed sale and a median sales price of $455,000.
