Pool Private Y/N Helpful Tip to set up your listing to ensure data integrity and the most accurate market exposure The Pool Private Y/N field is intended to communicate that the property has a pool in their backyard which is privately owned by the owner of the property that is being listed. This is most often used with Single Family Residences but may also be used with Townhomes provided it is not a shared pool. A shared pool, in that case, would be indicated under Association Amenities by checking the ‘Pool’ box. A Community Pool (previously found under Pool Features ) is now indicated by checking the ...

Don’t forget that Making Offers of Compensation or “Intent” to Make Offers of Compensation in the MLS or any affiliated MLS/Association product (i.e; ShowingTime, Supra, Space Coast Launch Pad/Real Marketing Email Blast, etc) is an immediate file. What does “Intent” to Make Offers of Compensation mean? Do not include any type of language, that in short, was not used before the Compensation section was removed from the MLS. Phrases such as “Buyer’s Agents Welcome”, “Seller loves Buyer Brokers”, etc., though not specifying a particular amount, would still be considered as intending to convey that the Seller IS offering some sort of compensation. Any ...

December 13, 2024 Public Policy Update Hello everyone. As we mentioned in our last update, the Senate was in Tallahassee this week for an Interim Committee Week focused on training and education. While it was light on policy discussion, it certainly was not void of it. Even with the holidays fast approaching, we are still seeing bills filed and comments from legislators in the news about what they would like to address in 2025. With that in mind, we thought this might be a good time to mention that your public policy team has been hard at work constructing our preliminary 2025 legislative agenda. This agenda represents the advocacy work we will ...

December 6, 2024 Public Policy Update Hello everyone. We hope you all had a wonderful Thanksgiving holiday and were able to relax and enjoy time with your families. Tallahassee was somewhat quiet during the break but that was only the calm before the storm as House members spent this week in Tallahassee receiving training and Senate members will be joining us next week for a similar agenda of events. Both of these training weeks are technically part of the Interim Committee Week process, which you might recall serves as the preparation for the 60-day legislative session. During Committee Weeks, formal committees meet to hear testimony from experts ...

Space Coast MLS® Tip: Active Under Contract Status and Expiration Dates: REMINDER: When using Active Under Contract status, the Expiration Date WILL apply, so if your Listing Agreement expires while you’re in Active Under Contract Status, you will need to place it Back on the Market (extend the Expiration Date to the expected closing date; you can enter the day it expired as your Back on Market Date), then mark it back as either Active Under Contract or Pending. Also note, listings in Active Under Contract status do not show a ‘Back on Market’ tag on the listing. Active Under Contract = Old Back Up Status – Days on Market count ...
