A quick recap of the Brevard County Residential Report for Q4 2018:

  • Closed Sales are down -1.8% for Q4 2018 in which the number of units closed was 2,241 compared to 2,282 in Q4 2017, with an increase in cash sales of 0.9% compared to Q4 2017.
  • New Pending Sales are down -11.1% and New Listings are up 5.3%.
  • The Median Sales Price for Brevard Single Family homes is up 5.8% to $228,000 compared to a year ago, which was $215,575.
  • Months Supply of Inventory is up 25.9% to 3.4 months, an increase from 2.7 months in 2017.
  • Traditional Sales are down -1.4%, with a median sales price of $232,000.
  • Foreclosure/REO Sales are down -8.5%, with a median sales price of $143,000.
  • Short Sale Closings are down -20%, with a median sales price of $155,125.

A quick recap of the Brevard County Townhouses/Condos for Q4 2018:

  • Closed Sales are up 2.5% for Q4 2018 in which the number of units closed was 618 compared to 603 in Q4 2017, with a decrease in cash sales of -3.2% compared to Q4 2017.
  • New Pending Sales are down -10.8% and New Listings are up 5.5%.
  • Median Sales Price for Townhomes/Condos is up 6.1% to $175,000 compared to a year ago, which was $165,000.
  • Months Supply of Inventory has increased to 3.8 months in Q4 2018 from 3.3 months in Q4 2017.
  • Traditional Sales are up 5.1%, with a median sales price of $177,500.
  • Foreclosure/REO Sales are down -42.3% with a median sales price of $112,000.
  • Short Sale Closings are down -75% in Q4 2018 with a median sales price of $128,000.
