MLS Statistics - Q2 2018


A quick recap of the Brevard County Residential Report for Q2 2018:

  • Closed Sales are down -0.6% for Q2 2018 in which the number of units closed was 2,808 compared to 2,825 in Q2 2017, with a decrease in cash sales of -11.1% compared to Q2 2017.
  • New Pending Sales are up 0.7% and New Listings are up 5.8%.
  • The Median Sales Price for Brevard Single Family homes is up 7.3% to $226,384 compared to a year ago, which was $211,000.
  • Months Supply of Inventory is up 14.8% to 3.1 months, an increase from 2.7 months in 2017.
  • Traditional Sales are up 2.1%, with a median sales price of $228,000.
  • Foreclosure/REO Sales are down -49.6%, with a median sales price of $149,000.
  • Short Sale Closings are down -60.7%, with a median sales price of $150,000.

A quick recap of the Brevard County Townhouses/Condos for Q2 2018:

  • Closed Sales are up 2.1% for Q2 2018 in which the number of units closed was 778 compared to 762 in Q2 2017, with a decrease in cash sales of -2.7% compared to Q2 2017.
  • New Pending Sales are up 2% and New Listings are up 8%.
  • Median Sales Price for Townhomes/Condos is up 12.5% to $180,000 compared to a year ago, which was $160,000.
  • Months Supply of Inventory has not changed. It was 3.4 months in Q2 2018 and 3.4 months in Q2 2017.
  • Traditional Sales are up 3.5%, with a median sales price of $185,000.
  • Foreclosure/REO Sales are down -61.1% with a median sales price of $108,000.
  • Short Sale Closing are up 100%, with 2 closed sales with a median sales price of $127,500 in Q2 2018, compared to 1 closed sale with a median sales price of $39,000 in Q2 2017.
